NAI DiLeo-Bram & Co. Facilitates $6M Industrial Sale in Union, NJ
Union, NJ (May 12, 2025) — NAI DlLeo-Bram & Co. (NAIDB) Vice President Richard Goski and Associate Vice President Catherine Goski-Vasquez recently facilitated the acquisition of 860 Springfield Rd., in Union, a 24,000-square-foot industrial building, on behalf of an unnamed client. The buyer is a floor-coating distributor and long-time client of “Team Goski,” NAIDB’s industry-unique father-daughter broker duo.
The property's location on over an acre offered strategic advantages to the buyer, due to its immediate access to New Jersey’s extensive highway network and strong regional labor markets. Infrastructure access points include Route 22, the Garden State Parkway and NJ Turnpike, alongside key transportation hubs such as Port Newark-Elizabeth and New York City.
NAIDB’s Team Goski finalized the sale of the 860 Springfield property before it went to auction, according to Goski-Vasquez. She also added that the buyer’s business had rapidly expanded beyond its previous location, which the Goski/Goski-Vasquez team secured for them four years prior.
“By keeping in constant contact with our clients and learning about their needs, as well as our daily monitoring of available properties, we are able to offer on- and off-market opportunities that are difficult to acquire in this tight market," Goski-Vasquez said.
According to Team Goski, this transaction highlights continued owner-user interest in small- to mid-sized industrial assets across Northern and Central New Jersey.
“My father and I have really focused our efforts on the greater Union County market,” said Goski-Vasquez, who noted the team specializes in identifying, leasing and selling industrial as well as office and retail properties. “We find there is continued high demand for these standalone industrial buildings within close proximity to major thoroughfares and the ports.”
According to NAIDB, while industrial-property sale prices have generally been moderating over the past six months, the demand for industrial space – especially stand-alone properties under 25,000 square feet – remains robust due to limited availability.
“Scarcity creates value beyond measure,” said Goski. “In the absence of readily available options, even amidst economic headwinds, the fundamental need for industrial space persists.”
